*Roofing Tip of the Month* Super El Nino-Wet Winter Dec-February, but there’s rain in the forecast almost the rest of this week.
Look UP!
- Check trees and branches hanging over the building.
- Out of place shingles or tile
- Discoloration
Check every roof penetration
- Plumbing pipes, vents, skylights, HVAC curbs, exhaust fans, satellite penetrations and anything else coming through the roof deserve attention.
- Look for deteriorated sealant, cracked boots and failing flashing.
Clean debris from the roof
- Especially valleys and drainage areas. Leaves, pine needles and debris can create dams.
- Look for moss and algae-Water starts traveling sideways and can get underneath roofing materials where it normally wouldn’t. obstructions that can block water flow. Especially if you have a flat roof because ponding water.
Clean the gutters
- A gutter can look perfectly clean while the downspout is plugged. Run water through the system and make sure it actually comes out where it’s supposed to. Install gutter screens
Create a storm-response plan BEFORE you need the roofer
- Commercial owners and HOA/property managers should know:
- Who has roof access?
- Where are the keys?
- Who is the emergency contact?
- Which units leaked previously?
- Where are the shutoffs?
- Who is authorized to approve emergency work?
- Have that information ready before 2:00 a.m. in a downpour.
