Tiny leaks grow fast Flashing, sealants, and edge details fail first Don’t wait until water is coming through the ceiling “Roofs don’t usually fail all at once—they fail by neglect.” Tip #3: Know Your Roof’s Age & Warranty Most homeowners don’t know how old their roof is or what type of roof you have—and that can cost them. Asphalt roofs average20–30 years Flat roofs often need attention sooner Tile Roofs need routine maintenance 50 year Manufacturer warranties are different from workmanship warranties Insurance companies care about age more than appearance “If you don’t know how old your roof is, your insurance company definitely does.”

In today’s episode, Letitia Hanke, CEO of ARS Roofing and Founder and Executive Director of The LIME Foundation speaks with Amy Atchley, COO of Amy's Roofing & Solar. After 16 years in education, Amy moved into roofing and solar with the mission of helping scale solar as fast as possible. Owner of Amy's Roofing and Solar and Founder of StarlingRFS, Amy continues to work towards a resilient, sustainable, responsible future for Sonoma County and beyond. Amy currently serves as the Chair of Petaluma's Climate Action Commission, Secretary of the Foundation for Credo High School, and she’s one of our LIME Foundation mentors. Red Flags Homeowners Should Watch Out For 1⃣ “Roof Painting” Is Not a Roofing System: If someone tells you they can paint or coat your roof to make it last another 10 20 years, that is a huge red flag. Paint does not: • Fix broken tiles or shingles • Replace underlayment • Stop long-term leaks At best, it’s cosmetic. At worst, it traps moisture and causes hidden rot and mold. A legitimate roof system includes proper materials, flashing, and underlayment, not paint. 2⃣ Solar Companies Saying “You Need a New Roof—We’ll Hire the Roofer” In California, a solar company cannot legally hire a roofing contractor for you unless: • They are a licensed General Contractor (B), or • They hold a C-39 Roofing License If they don’t have either license, this is illegal and you, the homeowner, take the risk if something goes wrong. You should always hire your roofer directly, before solar goes on. 3⃣ “My Friend Can Fix It Cheap” on Nextdoor or Social Media (This one is extremely common—and very risky.) “I have a friend who can fix your roof cheap” Here’s what homeowners may not realize: • That person may be unlicensed • They may not have workers’ compensation insurance • Under Cal/OSHA rules, anyone working over 6 feet must use fall protection If they fall and get hurt, the homeowner can be financially responsible. 4⃣ Comparing Bids That Aren’t Apples-to-Apples You get a bid from ARS for $40,000 and a bid from 123 Roofing for $20,000, it’s natural to gravitate to the $20,000 bid. Who wouldn’t want to save $20k? If one bid is significantly lower, ask: • Are they licensed and insured? CSLB.ca.gov • What materials are included? • Is a permit pulled? • Is there a workmanship warranty? ARS warranties come…

In today’s episode, Letitia Hanke, CEO of ARS Roofing and Founder and Executive Director of The LIME Foundation speaks with Garik Goodell, founder of G Squared Studio, about what are the very first contractors should take online to look professional and build credibility, the importance of a strong online presence, how you can get your website to stand out, what can help get more business and the role Google or SEO plays for local contractors. *Roofing Tip of the Month* Clear Leaves & Debris Why it matters: Falling leaves, branches, and pine needles can collect on your roof and trap moisture. This accelerates wear and can lead to moss or algae growth. Tip: Use a roof rake or hire a professional to safely clear debris without damaging shingles. Gutter Cleaning & Maintenance Why it matters: Gutters are your roof’s drainage system. When clogged with leaves and debris, water can back up under shingles, freeze, and cause ice dams or leaks. Overflowing gutters can also damage siding, fascia boards, and even your home’s foundation. Tip: Clean gutters at least twice in the fall (early and late). Check that downspouts are clear and direct water at least 3–4 feet away from the foundation. Consider installing gutter guards if trees are nearby. Trim back trees and bushes away from roof and gutters Attic & Interior Check Why it matters: Leaks often show up inside first. Dark spots, damp insulation, or musty smells can mean water intrusion. Tip: Check your attic after the first heavy rain. Look for signs of leaks, water stains, or sagging wood. Schedule a Professional Inspection Why it matters: A licensed roofer can spot small issues before they become costly repairs in winter. Tip: Schedule a fall inspection to ensure your roof is ready to handle storms, wind, and freezing temperatures. $450 but if you call and say Raise the Roof, it’s free.

ANNOUNCEMENTS: Month of July- July 4th is where many celebrate the commemorating of the adoption of the Declaration of Independence. 4th of July means many different things to different people but no matter how you celebrate, I hope you all celebrate it safely, with love and compassion. Disability Pride Month where many also celebrate diversity and accomplishments of people with disabilities. A really great non profit that’s doing so much for people living with disabilities is Common Ground Society. If you’ve never heard of them, you’ll definitely want to look them up and go to their gala next year. It was one of my favorite galas! Speaking of Galas, the LIME Foundation’s 10th anniversary gala is coming up on September 11th at the Luther Burbank Center. We appreciate all of our sponsors as without them we could not share our message in the most magnificent way possible. I’d like to personally thank the Federated Indians of Graton Rancheria, Redwood Credit Union, Sonoma Designers, Fondare Finish Construction and Active 20/30 club #50 for your generous sponsorship and we can’t wait to see you there. If you would like to come celebrate with us go to www.believelime.com to get your tickets and also see how you can win a 4 day stay in Cabo, Mexico!! Roofing Tips of the Month I appreciate the emails and messages I receive asking for a little more insight into the topics we discuss here on Raise the Roof. Today, I’d like to respond to an email I received asking me to go into more detail about roof warranties — and why they really matter. Manufacturer-Backed Quality Warranties ensure that your materials meet high standards. For example, the IB Roof Systems we install carry15–30 year warranties on commercial flat roofs and lifetime warranties on residential roofs including protection against issues like ponding water. When it comes to steep sloped roofs, ARS Roofing, is proud to be a GAF Master Elite® Certified Contractor — a distinction only 2% of roofers nationwide achieve. This certification allows us to offer extended 25-year workmanship warranties directly from the manufacturer plus you have a lifetime materials and labor warranty. Boosts Home Value & Buyer Confidence Whether you're staying in your home or planning to sell, a transferable roof warranty can increase the property's value and appeal to future buyers. Peace of Mind A strong warranty protects you from unexpected repair costs and gives you confidence that your investment is protected long-term. So…

In today’s episode, Letitia Hanke, CEO of ARS Roofing and Founder and Executive Director of The LIME Foundation opens up the show talking about her upcoming feature in the North Bay Women Magazine, the "Bring Back The Build" Contractor Forum with featured panelists from Sonoma Clean Power, HVAC Essentials & Generation Housing, AND the "Believe The Dream Gala" taking place on September 11th at the Luther Burbank Center for the Arts! This month's roofing tips: Cheap Today, Costly Tomorrow--The lowest bid might save you a few bucks now, but it could cost you thousands later. If a contractor cuts corners on materials or labor, you may end up with leaks, mold, or even a full roof replacement way before schedule. What's Missing in that price?--If a bid is dramatically lower than others, something's probably missing--like proper insurance, permits or high-quality underlayment. Be sure to ask questions! A reputable roofer should be transparent. Are they even licensed and insured?--Some low bidders are unlicensed, uninsured, or operating without workers' comp. That puts YOU at risk. If someone gets hurt on your property, you could be liable. Always verify credentials. This is where CSLB.ca.gov comes into play! The 'Change Order' Trap--Beware of contractors who underbid just to win the job. Once work begins, they might hit you with a surprise 'change orders' for things that should have been included up front! Quality Labor costs more (for good reason)--Skilled, trained workers cost more than day laborers. A quality crew will install your roof right the first time, protecting your investment and your home! Warranties Matter--Ask about the workmanship warranty. A low bid often comes with little to no warranty, and if the company disappears, you're left with no protection! Reputation Over Price--Check reviews, talk to past clients, and go with a contractor who stands behind their work. Peace of mind is PRICELESS! In the second half of the show, Jen Klose, Executive Director of Generation Housing calls in to speak with Letitia about the nonprofit that advocates for affordable housing in Sonoma County!
